THE CHALLENGE
In September 2019, Alfonso & Associates were hired by the Federal Maritime Commission (FMC) to assist them in managing the lease re-compete process with GSA for their headquarters building located in the NoMA submarket of Washington, D.C. To this day, we continue to provide realty, space planning, and construction management services including framing and implementing a strategy that seeks to reduce FMC’s overall leased space by 20%, in accordance with GSA’s mandate.
ALFONSO’S SOLUTION
Our strategy was executed by reviewing the agency’s program of requirements and assessing space utilization metrics such as density, utilization rate, and capacity and occupancy. Our approach includes review and analysis of lease source documentation, as-built floor plans, and generating test fit options that vary from open workspace layouts to a mix of open/collaborative workspace and individual offices. Our approach integrates the key components of all successful workforce mobility programs throughout the process to ensure stakeholder buy-in. These components include Policy and Program Management, Change Management, Training, Facilities, IT Infrastructure and Security, and a Continuity of Operations (COOP) Plan.
